Cold Weather Tips

Because each unit has an exterior utility closet, the equipment inside them is vulnerable to low temperatures during the winter. The biggest concern in the utility closet is the pipes. If water freezes, the pipes can burst and cause damage requiring extensive repairs. It is the unit owner's responsibility to follow these tips to minimize damage during the winter months. If you do not adhere to these guidelines and your pipes freeze, you will be responsible for any and all cost to your unit and possibly your neighbor's unit. 

When the outside temperature dips below 20 degrees Fahrenheit, these measures should be followed explicitly to keep our pipes from freezing and eliminating problems for your neighbors:

  • Keep the temperature in your unit to at least 55 degrees at all times, but especially between October 1 - April 30. 

  • Allow a pencil thin stream of water to flow in the kitchen and bathroom sinks overnight. Open cabinet doors underneath the kitchen and bathroom sinks so warm air can circulate. 

  • Heat your outside utility room using a ceramic heater and be sure electrical tapes are hooked up and plugged in around the cold water line in the utility room.

  • All first floor units are responsible for turning off the outside faucet. The HOA will winterize the faucets with insulation caps, but unit owners should be sure the shut-off valve in the utility room is shut off. Once it is off, the outside faucet should be turned on to be sure all remaining water in the pipes is flushed out. 

  • Snow must be removed from decks and balconies so that it does not cause a collapse. Any carpets or coverings must be removed from the balconies by November 1st each year.
